Based on what I read online the difference between a co-signer and guarantor is co-signed gets the title on the property but not for a guarantor. I do not have a good credit and unemployed. My friend is willing to pay 20% down but not have the name of the property. Will I get the mortgage based on the income of my friend, so that the name of my friend is on the title of the mortgage but not on the actual property.
