Congratulations Gail! Thank you for stopping by TD Helps today.
If your Loan requires Mortgage insurance, a minimum of two months of the Mortgage insurance will be collected at closing depending on the Mortgage agreement. Whether or not you must purchase Mortgage insurance depends on the size of the down payment you would be putting toward the purchase of your new home. For more details, we recommend contacting a Mortgage Advisor available 24/7 at 1-800-822-6761.
For more information on our Mortgages please check out: http://bit.ly/1eUCYz0 or give us a call at the telephone number listed above. Also, if you're a first-time homebuyer, you'll find a very informative section that'll provide you with tons of details!
We hope this information is helpful Gail. Have a wonderful week.

Thanks for reaching out to us on TD Helps, Andrew! We'll be glad to clarify this question regarding mortgage insurance.
As mortgages can be tailored to each of our borrowers, the mortgage clause would be specific to your particular mortgage as well. We encourage you to reach out to our 24/7 Financial Solutions Group at 800-937-5020, or your loan officer directly to obtain your particular mortgage clause. You could also stop by any TD Bank location during lobby hours as well. Click here: http://bit.ly/TDStores to find a TD Bank near you.
If you are enrolled in Online Banking, you may send us a Secure Message as well. If you're not currently enrolled for Online Banking, you may do so by clicking here: http://bit.ly/1lU2qfY. Please have your account number, Debit Card number and Social Security Number available. If you have any trouble signing up, please contact our Banking Specialists, 24/7 at the telephone number listed above. To send a Secure Message, please sign into your account and select "Send a message"; which is located underneath the Message Center on the left hand side of the page.
