When requesting a release of lien for a construction loan, you would need the following information:
The final request sheet, a final bank ordered inspection showing 95% or higher, the certificate of occupancy (if new build) or the completion notice (if renovation), the final lien waiver, and evidence of homeowners insurance.
Please note, the final lien waiver needs to be signed and notarized by Borrower and builder as it is an agreement by both parties that the project has been completed 100% and all sub-contractors have been paid so there will not be a mechanics or construction lien placed on the property.
